Beyond the Boxes: How UAD 3.6 Changes the Report You Rely On The appraisal report your clients depend on is being rebuilt from the ground up—and it's arriving on your deals sooner than the deadline suggests. UAD 3.6 and the redesigned Uniform Residential Appraisal Report (URAR) become mandatory for all new appraisals sold to Fannie Mae and Freddie Mac on November 2, 2026, but most lenders are working to be up and running by September, ahead of the hard date. That means you should expect to see the new report on live transactions this fall—so now is the time to get fluent in it. This 90-minute overview gets agents and brokers ready. We'll cover what's changing, what's staying the same, and what it means for how you read, interpret, and discuss an appraisal with clients: the move from static legacy forms to a single dynamic report, updated condition and quality definitions, expanded property and market data, and how these shifts affect conversations around value, concessions, and reconsideration of value.
